Working With For Sale By Owners

Be cautious.

When looking through this market, you may find a home for sale by the owner directly that you might be interested in. Typically, the seller pays the real estate fees when using another Realtor®. Many buyers think that when they choose to buy a home from an owner directly, they may be getting a “deal”.
To make an informed decision, it is important to know what the local neighborhood home values are. Josh can pull this historical data and compile it in an easy to digest way for you. It is a miserable thing to pay too much for a home and try to sell it years later, only to walk away having paid into the house to sell it, or just barely breaking even. Buy your home today at today's prices. We will help make sure the price is in line with the market so that you can enjoy potential future appreciation.

Not only would you want to avoid paying too much for a home, you probably should be wary of a contract written up with no expert help. With Josh you know you are being protected in the contract. The current contract being used is a compilation of years of real estate transactions, and is approved by the Texas Real Estate Commission and Texas Association of Realtors. Both you and the seller should have a clear picture of what is expected in your contract, including inspection contingencies, loan information, disclosures from the seller, what happens if the contract is breached, and many other items. The current contract used by real estate professionals is eight pages. It is our job to guide you through the contract, allow you time to feel comfortable with it, make the contract fit your needs, answer your questions and make sure all parties are abiding by the requirements set forth in the contract.

If you think you can buy a home and be well protected without the help of an expert that can foresee potential pitfalls and recognize any red flags, you might think again. The price of someone protecting your rights, watching out for your interests, and guiding you through the maze to ensure you are 100% informed is more than worth the security you will enjoy.
